Vivantbooks is a kitchen remodeling company working from Newport Way in Bellevue. We take on kitchens across the city, from mid century ramblers in Lake Hills to condos downtown, but the homes we find ourselves in most often are the bigger ones built in the late 1970s, the 1980s and the early 1990s in Somerset, Bridle Trails and Woodridge.

Those houses were put together well. What has aged is the plan. Kitchens were closed off from the family room, laid out around a peninsula, fitted with oak cabinets under soffits, and vented with a downdraft or a recirculating hood that does very little in a house that keeps its windows shut through a long wet season.

How We Approach a Job

We start by measuring the room and asking what bothers you about it. Then we draw the options, including the modest one. A remodel does not have to move every wall to fix what is wrong, and some of the most satisfying kitchens we finish never leave their original footprint.

When a job does call for structural work, we bring in a structural engineer, prepare drawings for the City of Bellevue, and schedule inspections as each stage is ready. When it calls for new circuits for an induction range, we look at the electrical panel before anyone falls in love with an appliance. And before demolition in a house of this age, we suggest testing flooring and ceiling finishes for asbestos, so nothing gets disturbed that should have been handled by an abatement specialist.
